The opportunity is often in the systems that make a property function. We review each item’s purpose, cost and ownership, then identify the appropriate allowance and timing.
Land and the general building fabric do not automatically qualify as plant and machinery. We separate those costs and consider other reliefs, including Structures and Buildings Allowance where appropriate.

We agree the scope, information and responsibilities at the outset. Our original service guide indicates 4–6 weeks for a claim and 2–5 hours of client input; these are planning indications, not commitments. Timing depends on complexity, records, site access and responses.

as detailed as the asset.
A strong review joins the site inspection to the records: accounts, tax computations, fixed asset registers, specifications and contractor breakdowns. For an acquisition, we also review the sale agreement, title documents and Commercial Property Standard Enquiries (CPSE).
We ask about grants or third-party contributions, previous allowances and the dates of expenditure. If you have also cleaned up contaminated land or buildings, we can coordinate a separate Land Remediation Relief review, avoiding double-counting the same costs.

Four examples from InnoFund’s original Capital Allowances service. They show why surveying, ownership checks and cost analysis belong together.
Hotel refurbishment
Beyond the initial £20,000 claim.
On a £1m refurbishment, the client had initially claimed £20,000 in capital allowances. InnoFund reviewed the calculation and carried out a room-by-room survey.
The survey identified a further £670,000 of qualifying expenditure that had been overlooked.

Grain storage
Reviewing the whole installation.
The client’s accountant asked InnoFund for a second opinion after a specialist had identified the grain storage plant. Our survey extended the analysis to the structure beneath it.
Following InnoFund’s review and resubmission, the client received a revised benefit of £106,000.

Mixed-use student accommodation

A £29m conversion, including £22m of contractor costs, combined student accommodation with commercial retail space. InnoFund surveyed the property and excluded the 356 dwellings from its plant and machinery analysis.
The review identified £4.2m of qualifying expenditure, with potential tax savings reported at £749,862.12.

Care home conversion
The installations the paperwork missed.
A national provider spent £480,000 converting a residential site to a care home. Its initial capital allowances claim was £30,000.
InnoFund’s survey identified additional assets and installations, increasing the reported claim to £250,000.

Yes. A specialist review can examine the scope, ownership history and supporting asset analysis behind the existing claim. We work with your accountant and do not assume either that everything has been claimed or that additional relief is available.
Can older expenditure still be reviewed? add
Potentially. The date of expenditure, ownership, previous pooling and claims, and the relevant deadlines all matter. An older purchase is a reason to check the history, not a guarantee that a retrospective claim can be made.
Do you need to visit the property? add
Where a survey is needed to establish the assets and support their treatment, we arrange a site visit. We first review the records and agree the scope, rather than treating a survey as an automatic requirement for every engagement.
Can tenants claim on improvements to leased premises? add
Potentially, where they have incurred qualifying expenditure and meet the relevant ownership and business-use conditions. We review the lease, who paid for the assets and any landlord contributions.
Does the whole purchase price qualify? add
No. Land and the general building fabric do not automatically qualify as plant and machinery. Fixtures and integral features require their own assessment, including the seller’s position. Structures and Buildings Allowance has separate conditions.
